Holiday Happenings in South Lake County

The holidays are a great time to discover all that South Lake County has to offer. The weather is cooler, the spirits are high, and there's no shortage of things to do! Here are a few things to look for in the Clermont area and beyond.

Light Up Clermont

Light Up Clermont is the signature event in Clermont, taking place the first weekend in December...or this year, November 30th and December 1st. The event is free and centers on the lighting of the lights in downtown Clermont. Activities begin Friday evening and vendors and food trucks line the streets. The following day, performances grace the stage near city hall and the holiday parade winds through the downtown area.

If you love parades, more holiday parades happen in the area in addition to the Light Up Clermont. Look for Groveland's parade on December 8th.

The city of Minneola will be hosting their premiere Moonlight Christmas Parade on Main Avenue on December 15th.

Should You Sell Your Home during the Holidays?

The holiday season is upon us. With the hustle and bustle of Thanksgiving, Hanukkah, Christmas and New Years, it may seem like selling your home this time of year would be added stress. However, considering the tax benefits, among other reasons to have the house sold by December 31st may make it worth it. Here are 4 things to consider.

Less Competition

For the same reasons mentioned above, many homeowners don't list their house this time of year. Therefore, you're competing in a less crowded market. Buyers are looking in order to also reap the tax benefits before the end of the year. Why not list now? Additionally, many people have a 4 day weekend during Thanksgiving. After the turkey is done, consider having an open house that Saturday or Sunday. People are in a shopping mood that weekend and many homeowners don't host open houses.

Serious Buyers

We've talked about tax incentives and tax breaks a couple of times. Serious buyers know that in order to reap those ...

How to Keep Your Rental Property Safe

If you have or are considering investing in a rental property, you may wonder how to keep it safe. Unlike when you're living in the home you own, you don't always know what's going on at your rental. We have four ways to improve the safety of your home rental that can help put your mind at ease.

Home security cameras have become an affordable option. Investing in outdoor cameras angled by entry doors allow you to wirelessly view for any intruders. Note, this needs to be apparent in your rental agreement with your tenants. But if you have work being done, this is another way to be sure the companies you hire are treating your property respectfully. Of course, a property management company does have vetted and licensed professionals that ensure you get quality work done as well.

Motion Lighting

A quick and simple fix is to have motion activated lighting on the garage and entry doors. This is not only convenient for your renters but provides an added sa ...

What's New in the Orlando Real Estate Market

Is it time to sell, or is it time to buy. The answer could be both as the housing market in Orlando is showing a healthy growth this year, but could dip into 2019.

The US is down, but Orlando is up

According to the National Association of Realtors, overall existing home sales (not new construction) declined throughout most of the United States by mid-year. Interestingly, however, Orlando prices continued up, just slightly slower than earlier in the year.

This is great news for sellers that want to fetch a higher price.

Even better news, the Orlando housing affordability index in August was 129.58. According to the World Property Journal,

"An affordability index of 99 percent means that buyers earning the state-reported median income are 1 percent short of the income necessary to purchase a median-priced home. Conversely, an affordability index that is over 100 means that median-income earners make more than is necessary to qualify ...

4 Easy (and Inexpensive) Improvements Before You List Your Home

We all want to make the most money out of listing and selling a home. Typically, however, home improvements do increase the home's value, and spending a little money, can get you a bigger return. We're not talking complete kitchen remodels here.

Here are four inexpensive improvements that can increase the likelihood of selling your home faster.

A fresh coat of neutral paint does wonders for improving your home, both inside and out. While you may love bold colors, it doesn't mean a potential buyer does. Stick with neutrals for exterior and interior. Pops of color can be added on outdoor trim, or with decorations inside the house.

Updating door handles, drawer pulls, and cabinet knobs give your home a modern look. It doesn't have to cost much and can be easy to do in just a few hours.

Give your curb appeal the best face forward by pressure washing your driveway and sidewalks. Living in a humid climate, mold and mildew build ...
